Vaughan homes we work on
Vaughan grew faster than almost anywhere in Canada between 1990 and 2015, and the housing reflects it: large detached homes across Vellore Village, Patterson, Thornhill Woods and Concord, generally two storeys, generally brick or stucco, and generally with a great deal more glass than the houses their owners grew up in.
Two-storey foyers with arched transoms, great-room window walls, and palladian assemblies over a front entrance are all standard here. So are the first-generation sealed units behind them, many now well past their service life.
Vaughan also contains four communities distinct enough to have their own pages: Woodbridge, Maple, Kleinburg and part of Thornhill.
What Vaughan’s climate does to windows and doors
Vaughan sits on open tableland well north of the lake, and the newer subdivisions were built on former farmland with very little mature tree cover. Winter wind crosses them essentially unobstructed, and the large west-facing glazed areas that look impressive in a listing photograph are also the walls taking the worst of it.
Summers bring the reverse problem. A two-storey south or west window wall without a Low-E coating turns a great room into a solar collector by mid-afternoon.
Styles that suit Vaughan
Low-E with argon fill is not optional on the large glazed areas here; it is the difference between a room you use in July and one you avoid. On a west elevation it is the single highest-value specification decision in the project.
Tall assemblies get fixed picture units high with operating casements below, and shaped heads built to the opening.
For rear walls onto a deck, a sliding patio door usually beats a hinged unit, because Vaughan decks are often narrow relative to the opening width.
Permits and approvals in Vaughan
Like-for-like replacement requires no permit. Enlarging an opening, cutting a new one, or altering a header does, through the City of Vaughan.
Most Vaughan work is in post-1990 subdivisions where no heritage or conservation overlay applies at all, and the project is straightforward. The exceptions are Kleinburg's heritage village and properties along the Humber valley, which carry their own considerations.

Working in Vaughan
Vaughan is a straightforward drive north from our North York shop, and much of the work here is whole-home replacement rather than single openings, which we schedule as a continuous run rather than repeat visits.
How long does window installation take?
Most whole-home window replacements are finished in one to three days. A single window typically takes 45 to 90 minutes from removal to trim and cleanup. The size of the job, the number of openings and whether exterior capping is involved set the pace. We confirm the schedule when you approve the quote, and the crew cleans and removes all old units before leaving.
How do I know when it is time to replace my windows?
Replace a window when the sealed unit has fogged, the frame has rotted or warped, or the sash no longer closes and locks properly. Persistent drafts, ice on the interior frame in winter, and condensation trapped between the panes all point to a failed unit rather than a repairable one. Difficulty opening a window is a safety issue where the opening serves as bedroom egress.
How much disruption should I expect during installation?
Expect one or two openings to be affected at a time rather than the whole house. We work opening by opening, so each room is exposed for well under an hour while the rest of the house stays sealed and heated. Furniture near the window needs moving back about a metre and blinds or curtains taken down. Floors are protected and the site is cleaned before the crew leaves each day.
