Thornhill homes we work on

Thornhill straddles the boundary between Markham and Vaughan along Yonge Street, which occasionally matters for permits and rarely matters for anything else. Old Thornhill, around Yonge and Centre, is a heritage district of 19th-century buildings, one of the earliest settled parts of York Region.

Around it, Thornhill is largely 1960s through 1980s: solid brick detached and semi-detached homes on well-treed streets, plus the newer Thornhill Woods development to the west. The 1960s and 70s stock is the bulk of our work here, and it is generally on its first or second set of replacement windows.

What Thornhill’s climate does to windows and doors

Thornhill has the best mature tree canopy of any York Region community, and it makes a real difference. Established maples and oaks shelter these streets from winter wind and shade the west walls through summer afternoons, so the same house here is measurably easier to heat and cool than its twin in an open 2000s subdivision.

The trade-off is shade-driven damp on north elevations, where a wall that never sees direct sun stays cold and holds moisture. That is where seal failure and frame rot in older wooden units tends to appear first.

Styles that suit Thornhill

For 1960s and 70s stock; we most often replace wide original units with vinyl sliders, or with a fixed picture unit and casement flankers where the original was a picture-and-vent arrangement.

In the Old Thornhill heritage district, hung windows with matching grilles are the appropriate choice and district guidelines apply.

North-facing walls in shaded streets are worth specifying carefully; that is the elevation where the tighter seal of a casement pays for itself.

Permits and approvals in Thornhill

No permit is needed for a same-size replacement. For anything structural, which municipality you are in decides where the application goes: Thornhill straddles the boundary, so addresses west of Yonge generally fall under the City of Vaughan and those east under the City of Markham.

Old Thornhill, around Yonge and Centre, is a heritage district with its own review process for designated properties. We confirm both the municipality and the heritage status at the measure, since getting either wrong wastes weeks.

Working in Thornhill

Thornhill spans Markham and Vaughan. Which municipality your address falls in determines where any permit application goes, and we confirm that at the measure.

Questions

Thornhill homeowners ask us

Read all 20 questions homeowners ask →

Why is there condensation on my new windows?

Condensation on the interior glass means the indoor humidity is higher than the glass surface temperature can support, not that the window has failed. New windows seal a house far more tightly than the ones they replace, so moisture that used to escape through leaks now stays inside. Running bathroom and kitchen fans and lowering the humidistat in cold weather resolves it. Moisture sealed between the panes is a different matter and is covered.

How long does window installation take?

Most whole-home window replacements are finished in one to three days. A single window typically takes 45 to 90 minutes from removal to trim and cleanup. The size of the job, the number of openings and whether exterior capping is involved set the pace. We confirm the schedule when you approve the quote, and the crew cleans and removes all old units before leaving.

How much disruption should I expect during installation?

Expect one or two openings to be affected at a time rather than the whole house. We work opening by opening, so each room is exposed for well under an hour while the rest of the house stays sealed and heated. Furniture near the window needs moving back about a metre and blinds or curtains taken down. Floors are protected and the site is cleaned before the crew leaves each day.
