Stouffville homes we work on

Whitchurch-Stouffville has an older core along Main Street with 19th-century commercial buildings and surrounding Victorian housing, and then a great deal of new construction. Stouffville grew quickly through the 2000s and 2010s, and large tracts of detached two-storey housing now surround what was a small town within living memory.

The wider township includes Vandorf, Ballantrae, Musselman's Lake and Bloomington, rural and semi-rural properties, some of them former cottages around the lake that have been converted to year-round use over the decades.

Those cottage conversions are a specific job. They were not built for Ontario winters, and the glazing is often the last original thing left.

What Stouffville’s climate does to windows and doors

Stouffville sits on the moraine in open farmland and takes the weather that comes with it: more snow than the GTA, longer winters, and wind that crosses open fields without obstruction. The newer subdivisions have essentially no mature tree cover yet.

Musselman's Lake adds local humidity for properties around it, and the converted cottages there tend to show condensation problems that a modern subdivision house never would, small volumes, limited ventilation, and cold single-glazed surfaces.

Styles that suit Stouffville

New subdivision homes get the standard treatment: whole-home replacement with casements on exposed walls, sliders where clearance is tight, Low-E argon throughout.

Cottage conversions need the ventilation conversation first. Sealing a small, under-ventilated building tightly without addressing airflow moves the moisture problem rather than solving it, and we would rather say that before quoting.

Century homes on Main Street take hung windows with grilles matching the original pattern.

Permits and approvals in Stouffville

Replacement in the existing opening needs no permit. Structural changes require one from the Town of Whitchurch-Stouffville.

The Main Street area holds designated heritage properties subject to review. Much of the township sits on the Oak Ridges Moraine, and properties around Musselman's Lake and the watercourses fall under conservation authority regulation for structural work. For a cottage conversion around the lake, the more useful conversation is usually about ventilation rather than approvals.

Questions

Stouffville homeowners ask us

How do I know when it is time to replace my windows?

Replace a window when the sealed unit has fogged, the frame has rotted or warped, or the sash no longer closes and locks properly. Persistent drafts, ice on the interior frame in winter, and condensation trapped between the panes all point to a failed unit rather than a repairable one. Difficulty opening a window is a safety issue where the opening serves as bedroom egress.

Can I install a storm door over a new entry door?

No, a storm door should not be fitted over a new entry door, because trapped solar heat builds up between the two panels and can warp the door or damage the finish. This applies to both steel and fibreglass units. If you want the extra draft protection a storm door offers, tell us at the consultation and we will address it through weatherstripping and sill adjustment instead.
