Scarborough homes we work on
Scarborough's housing is overwhelmingly 1950s to 1970s: bungalows, backsplits and two-storey detached across Agincourt, Wexford, Birch Cliff, West Hill and Guildwood. Original glazing was aluminium slider or steel casement, and a great deal of it is still in place, single-glazed or with sealed units that failed years ago.
Guildwood and the Bluffs neighbourhoods have a distinct stock, larger 1950s and 60s houses set on the tableland above the lake, several with substantial glazed areas facing south to take the view.
What Scarborough’s climate does to windows and doors
The Scarborough Bluffs create the most exposed residential frontage in Toronto. Homes on the tableland take wind straight off Lake Ontario with nothing between them and the water for the entire fetch, and southerly gales through autumn and winter load those south walls hard.
Inland, the picture is ordinary Toronto suburban weather, but the Bluffs frontage genuinely needs different specification. This is where the difference between a compression-sealed casement and a sliding sash stops being theoretical and starts showing up on a windy night.
Styles that suit Scarborough
On an exposed Bluffs elevation we specify casement windows, because the sash compresses against the weatherstrip on all four edges when it closes. A slider cannot match that, since it has to stay loose enough to run in its track.
Inland, on the wide low openings typical of a Scarborough bungalow, sliders are the sensible and economical choice.
Original steel casements are a specific job. They were set directly into masonry and come out in pieces; the opening usually needs rebuilding before a new frame goes in. We quote that as part of the work rather than discovering it on the day.
Permits and approvals in Scarborough
Like-for-like replacement needs no permit. Structural changes go through Toronto Building at the Scarborough Civic Centre.
Properties on or near the Bluffs carry an additional consideration: land close to the slope crest falls under Toronto and Region Conservation Authority regulation, which matters for anything structural rather than for a straight replacement. If a project on a Bluffs property involves changing an opening, we establish what approvals apply before the quote goes out rather than after.

Working in Scarborough
Scarborough is part of the City of Toronto and we cover it from our North York shop. For lakefront properties we measure with the prevailing wind direction in mind and will say plainly when an opening warrants a casement rather than the cheaper option.
Can windows be replaced in winter in Ontario?
Yes, windows can be replaced through an Ontario winter. Installers work one opening at a time, so the house is never broadly open to the cold and each room is exposed for well under an hour. Modern sealants and foams are formulated to cure at low temperatures. Winter is often the fastest time to book, since demand drops after the autumn rush.
Is a steel or fibreglass entry door better?
Steel offers the best security and value, while fibreglass offers the best insulation and a convincing wood look. Steel doors are hot-dipped galvanized with a bonded polyurethane foam core and a solid wood lock block. Fibreglass doors use a compression-molded skin over a polyurethane core with roughly six times the insulating value of a solid wood door, and take stain over an oak grain finish.
