Richmond Hill homes we work on

Richmond Hill runs from established 1970s and 80s neighbourhoods in the south to the Oak Ridges and Jefferson developments built out from the late 1990s in the north. Bayview Hill and the Mill Pond area contain some of the larger and older stock; Oak Ridges and Jefferson are newer, bigger, and glassier.

The Mill Pond neighbourhood is the heritage pocket, with 19th-century buildings around the pond and along Yonge. Elsewhere the pattern is conventional detached suburban housing across four decades, with the 1980s stock now on its second round of windows and the 2000s stock on its first.

What Richmond Hill’s climate does to windows and doors

The north of Richmond Hill climbs onto the Oak Ridges Moraine, and elevation changes the weather. Oak Ridges and Jefferson sit appreciably higher than the southern neighbourhoods, and they get more snow, hold it longer, and run colder overnight. Homeowners who move north within the same town notice it in their first winter.

The moraine is also open ground. Newer developments there were built on former farm and forest with limited windbreak, so wind load on exposed elevations is higher than the southern subdivisions see.

Styles that suit Richmond Hill

For homes on the moraine, casements on the exposed elevations and Low-E argon glass throughout is the specification that makes the difference through a long cold winter.

Southern Richmond Hill's 1970s and 80s stock generally suits sliders on the wide openings, with hoppers for basement wells.

Snow load is a real consideration for door choice on the moraine. A sliding patio door keeps working when there is 40 centimetres against the outside of it; an outward-swinging garden door does not.

Permits and approvals in Richmond Hill

Replacement in the existing opening needs no permit. Structural changes require one from the City of Richmond Hill.

North-end properties in Oak Ridges and Jefferson sit within the Oak Ridges Moraine Conservation Plan area, and some fall under Lake Simcoe Region Conservation Authority jurisdiction. Neither affects a window replacement, but both are relevant if an opening is being enlarged. The Mill Pond area has heritage properties with their own review.

Working in Richmond Hill

Richmond Hill is a straightforward run up Yonge or Bayview from our North York shop. For north-end properties we plan winter installs with access in mind, since moraine driveways are long and often steep.

Do I need a permit to replace windows in Ontario?

No building permit is required to replace a window in its existing opening at the same size. A permit is needed when the opening is made larger or smaller, when a new opening is cut, or when the work affects a structural header. Heritage-designated properties have their own approval process. We flag any opening that needs a permit during the in-home consultation, before quoting.

Can windows be replaced in winter in Ontario?

Yes, windows can be replaced through an Ontario winter. Installers work one opening at a time, so the house is never broadly open to the cold and each room is exposed for well under an hour. Modern sealants and foams are formulated to cure at low temperatures. Winter is often the fastest time to book, since demand drops after the autumn rush.

What happens during a free in-home consultation?

We measure every opening, check the condition of the existing frames and sills, and talk through which window or door styles suit the house. You see the actual product samples, colours and glass options rather than a catalogue. You leave with a written quote covering product, installation and disposal. There is no obligation and no deposit taken at the visit.
