North York homes we work on
North York is postwar suburbia at its most intact. Bathurst Manor, Downsview, Willowdale and Don Mills were built out largely between 1950 and 1970, in bungalows, side-splits and back-splits on generous lots. The window openings tell you the era immediately: wide, low, and originally fitted with aluminium sliders or fixed picture units flanked by narrow vents.
Don Mills is worth naming separately. It was planned as a complete community in the 1950s and the original housing was architect-designed, with large glazed areas that were ambitious for the period and are now the single biggest source of heat loss in those homes.
Layered on top is two decades of infill along the Yonge and Bayview corridors, where original bungalows have been replaced by much larger houses with two-storey foyers and arched openings.
What North York’s climate does to windows and doors
North York sits far enough from Lake Ontario to lose most of the lake's moderating effect, so winter lows run colder than the downtown core and summer afternoons run hotter. The area is high and open compared with the ravine-cut neighbourhoods to the south, and the east-west arterials carry a lot of wind.
The practical consequence in a 1960s bungalow is a cold floor along the front wall. That is almost always air moving around a wide original picture window whose frame has separated from the opening, not heat passing through the glass.
Styles that suit North York
Those wide, low openings are what sliding windows are for. A wide casement needs heavy hardware and swing clearance; a slider needs neither, and every operating model we fit tilts inward so the glass is cleaned from inside.
For the classic picture-window-with-flankers arrangement across a living room front wall; we usually rebuild it as a fixed picture unit with casement flankers, better seal, better airflow, same sightline.
Basements in this stock almost always need hopper windows, since the openings sit in wells.
Permits and approvals in North York
Replacing a window in its existing opening at the same size requires no permit. Resizing an opening or affecting a header does, through Toronto Building at the North York Civic Centre.
The situation that comes up most often here is the finished basement. A great many North York bungalows have had lower levels finished over the years, and if a room is being used as a bedroom the window has to meet the egress requirement. We check the clear opening against that requirement at the measure and tell you if the existing opening cannot satisfy it.

How long does window installation take?
Most whole-home window replacements are finished in one to three days. A single window typically takes 45 to 90 minutes from removal to trim and cleanup. The size of the job, the number of openings and whether exterior capping is involved set the pace. We confirm the schedule when you approve the quote, and the crew cleans and removes all old units before leaving.
How do I know when it is time to replace my windows?
Replace a window when the sealed unit has fogged, the frame has rotted or warped, or the sash no longer closes and locks properly. Persistent drafts, ice on the interior frame in winter, and condensation trapped between the panes all point to a failed unit rather than a repairable one. Difficulty opening a window is a safety issue where the opening serves as bedroom egress.
How much disruption should I expect during installation?
Expect one or two openings to be affected at a time rather than the whole house. We work opening by opening, so each room is exposed for well under an hour while the rest of the house stays sealed and heated. Furniture near the window needs moving back about a metre and blinds or curtains taken down. Floors are protected and the site is cleaned before the crew leaves each day.
