Newmarket homes we work on
Newmarket's Main Street South is one of the best-preserved historic commercial streetscapes in York Region, and the residential streets around it and around Fairy Lake carry a substantial stock of Victorian and Edwardian houses, frame and brick, tall openings, original divided-light configurations in many cases.
Beyond that core, Newmarket is subdivision housing from the 1980s through the 2000s: Stonehaven, Glenway, Summerhill and Woodland Hill. That stock is the volume of our work here, and it is at the age where original windows have failed and first replacements are themselves ageing.
What Newmarket’s climate does to windows and doors
Newmarket sits north of the moraine crest on the flat ground running toward the Holland Marsh, and it is exposed. Winter wind crosses the open farmland to the north and west with nothing to slow it, and the town gets meaningfully more snow than anywhere in Toronto.
Proximity to the marsh and to Fairy Lake raises local humidity, which matters after a window replacement: a house that has just been sealed properly for the first time will show condensation on the coldest glass until the ventilation catches up.
Styles that suit Newmarket
Exposed north and west elevations warrant casement windows for the compression seal. This is not a marginal call in Newmarket; it is the difference you feel standing next to the window in February.
Heritage-area homes near Main Street and Fairy Lake take hung windows with matching grille patterns.
For rear walls, a garden door suits the larger lots common in the 1980s subdivisions, where there is room to swing and a wider clear opening is genuinely useful.
Permits and approvals in Newmarket
Like-for-like replacement requires no permit. Structural changes go through the Town of Newmarket.
The Main Street South heritage district and the designated properties around Fairy Lake are reviewed for alterations, and that review can reach the window configuration on a street-facing wall. Newmarket also falls within Lake Simcoe Region Conservation Authority jurisdiction, which matters for structural work near watercourses rather than for replacements.

Working in Newmarket
Newmarket is about 45 minutes from our North York shop, and we cover it alongside Aurora and East Gwillimbury.
Most Newmarket work is whole-home replacement in the 1980s and 1990s subdivisions, where the original units have all reached the end of their lives within a few years of each other. Doing them in one continuous run costs less per opening than staging it over two seasons, and it gets the disruption finished in a few days rather than spread across a year.
Where a budget genuinely requires phasing; we would rather help you choose which elevation to do first, usually the one taking the prevailing wind, than quietly split the job in half.
Can windows be replaced in winter in Ontario?
Yes, windows can be replaced through an Ontario winter. Installers work one opening at a time, so the house is never broadly open to the cold and each room is exposed for well under an hour. Modern sealants and foams are formulated to cure at low temperatures. Winter is often the fastest time to book, since demand drops after the autumn rush.
Is a steel or fibreglass entry door better?
Steel offers the best security and value, while fibreglass offers the best insulation and a convincing wood look. Steel doors are hot-dipped galvanized with a bonded polyurethane foam core and a solid wood lock block. Fibreglass doors use a compression-molded skin over a polyurethane core with roughly six times the insulating value of a solid wood door, and take stain over an oak grain finish.
