Maple homes we work on

Maple centres on an older village core around Major Mackenzie and Keele, with Vellore Village spreading west and south in phases built from the mid-1990s through the 2010s. The great majority of housing here is detached and semi-detached two-storey brick, built to a small number of builder plans repeated across whole streets.

That repetition is useful. When we replace the windows in one Vellore home, the house four doors down usually has the same openings in the same places with the same first-generation units failing on the same schedule.

Older Maple, near the original village, has a scattering of pre-war housing and some 1960s and 70s infill on larger lots.

What Maple’s climate does to windows and doors

Maple sits on flat, open ground with the newer phases built directly on former farmland. Tree cover in the 2000s-era streets is still immature, so there is very little to break winter wind, and the west-facing walls of these subdivisions take it directly.

The mid-1990s sealed units that dominate this stock are now thirty years old. Seal failure is a wear-out mechanism rather than a defect, and the pattern we see is several units in a house failing within a few years of each other.

Styles that suit Maple

Whole-home replacement is the norm here rather than one-off repairs, simply because the units all age together. Doing them in one run costs less per opening and gets the disruption over with.

Casements for exposed elevations, sliders where a sash would swing over a walkway or a narrow side yard, and picture units for the great-room walls.

Rear walls typically open onto a deck via a builder-grade patio door that is now the draughtiest thing in the house; a Vinyl Thermo unit with triple weather seals is a noticeable change.

Permits and approvals in Maple

Same-size replacement needs no permit. Structural changes go to the City of Vaughan.

Maple work is almost entirely unencumbered, post-1990 subdivision housing with no heritage designation and no conservation overlay. The practical planning question here is not permits but sequencing: because these streets were built to a handful of repeated plans, whole-home replacements tend to run to a predictable pattern, and we can usually give a firm day count at the quote rather than a range.

Do I need a permit to replace windows in Ontario?

No building permit is required to replace a window in its existing opening at the same size. A permit is needed when the opening is made larger or smaller, when a new opening is cut, or when the work affects a structural header. Heritage-designated properties have their own approval process. We flag any opening that needs a permit during the in-home consultation, before quoting.

Are ENERGY STAR windows worth it in Ontario?

Yes, ENERGY STAR qualified windows are certified to perform in Canada's climate zones, and they make the biggest difference in older homes with single-pane or failed double-pane glass. Low-E coatings and argon fill cut radiant heat loss in winter and solar gain in summer. Comfort improves immediately, particularly the cold draft near seating placed against an exterior wall.

Do you take the old windows and doors away?

Yes, removal and disposal of the old units is included in the quoted price. The crew takes the frames, sashes and glass off site the same day rather than leaving them stacked in your driveway. Old aluminium and vinyl frames are separated for recycling where the material allows. Nothing is left for you to arrange or pay for separately afterwards.
