King City homes we work on

King City and the wider King Township are dominated by large lots. The village core has a modest heritage centre and some 19th-century buildings, but most of what we work on is estate housing, substantial custom and semi-custom homes on parcels measured in acres rather than feet, plus working farm properties and converted farmhouses through the surrounding township.

Century stone and brick farmhouses turn up regularly here, and they present the classic problem: openings that have moved with the building over 130 years and are nowhere near square, in walls that are 18 inches thick.

What King City’s climate does to windows and doors

King sits high on the Oak Ridges Moraine, in open country with long fetches in every direction. Wind load on an exposed estate elevation here is among the highest we deal with anywhere in York Region, and the snow is deeper and stays longer than it does 20 kilometres south.

Rural properties also lose the sheltering effect of neighbouring buildings entirely. A house standing alone in a field is a very different thermal problem from the same house in a subdivision.

Styles that suit King City

Exposure decides the specification here. Casement windows for anything facing prevailing wind, Low-E with argon throughout, and careful attention to the air seal around each frame.

Century farmhouse openings need the frame built to the measured opening, not to a size chart. Deep masonry reveals also change how a window is set and how the interior returns are finished, and that is worth working out before an order is placed.

For entrances on estate properties, a stained fibreglass door gives the wood appearance these houses want without the refinishing cycle a real wood door demands in this exposure.

Permits and approvals in King City

A same-size replacement needs no permit. Anything structural goes through the Township of King.

King has more overlapping land-use constraints than anywhere else we work: the Oak Ridges Moraine Conservation Plan, the Greenbelt Plan, and Lake Simcoe Region Conservation Authority jurisdiction all cover parts of the township. None of them governs replacing a window in an existing opening, but all of them can govern an addition or a new opening. On heritage farmhouses, designation is worth confirming before any change to the elevation.

Long private driveways and rural access are normal here, and they affect how we schedule a winter install. We confirm access at the measure so nothing is a surprise on the day.

Do I need a permit to replace windows in Ontario?

No building permit is required to replace a window in its existing opening at the same size. A permit is needed when the opening is made larger or smaller, when a new opening is cut, or when the work affects a structural header. Heritage-designated properties have their own approval process. We flag any opening that needs a permit during the in-home consultation, before quoting.

Are ENERGY STAR windows worth it in Ontario?

Yes, ENERGY STAR qualified windows are certified to perform in Canada's climate zones, and they make the biggest difference in older homes with single-pane or failed double-pane glass. Low-E coatings and argon fill cut radiant heat loss in winter and solar gain in summer. Comfort improves immediately, particularly the cold draft near seating placed against an exterior wall.

Do you take the old windows and doors away?

Yes, removal and disposal of the old units is included in the quoted price. The crew takes the frames, sashes and glass off site the same day rather than leaving them stacked in your driveway. Old aluminium and vinyl frames are separated for recycling where the material allows. Nothing is left for you to arrange or pay for separately afterwards.
