Innisfil homes we work on

Innisfil runs down the west shore of Lake Simcoe and contains Alcona, Lefroy, Stroud, Cookstown and Big Bay Point. Alcona is the population centre and has grown very quickly, adding large tracts of detached subdivision housing to what was a modest shoreline community.

The shoreline itself is cottage country turned residential. Narrow deep lots running to the water, buildings extended and rebuilt across generations, and a wide range of construction quality within a single street. Friday Harbour has added a substantial modern resort community at Big Bay Point.

Cookstown, inland to the west, retains a village core with 19th-century buildings.

What Innisfil’s climate does to windows and doors

Innisfil takes Lake Simcoe from the west side, which means the prevailing westerlies push offshore rather than onshore for much of the year, but the winter picture reverses when the lake freezes, and the shoreline gets hard wind across the ice.

Inland Innisfil sits on flat open farmland running toward Highway 400, thoroughly exposed, and gets meaningful snow-belt accumulation from the same Georgian Bay squalls that hit Barrie just to the north.

Shoulder-season humidity along the shore is high, and it is unkind to older sealed units.

Styles that suit Innisfil

Waterfront properties want large glazed areas facing the lake, and the right way to build that is a fixed picture unit holding the view with casement flankers for air, better sealed and better sightlines than a run of sliders.

Alcona subdivision housing gets conventional whole-home replacement with Low-E argon throughout.

For cottage conversions, the honest note is the same as elsewhere on Simcoe: new glass in an uninsulated wall is a partial fix, and we will say so.

Permits and approvals in Innisfil

Like-for-like replacement requires no permit; structural changes go through the Town of Innisfil.

Shoreline properties from Lefroy to Big Bay Point fall within Lake Simcoe Region Conservation Authority regulated area, applicable to additions and new openings. In Innisfil's converted cottage stock the recurring finding is the same as elsewhere on the lake: bedroom windows that predate any egress requirement and do not meet it. We measure the clear opening and say so plainly.

Questions

Innisfil homeowners ask us

Read all 20 questions homeowners ask →

How do I know when it is time to replace my windows?

Replace a window when the sealed unit has fogged, the frame has rotted or warped, or the sash no longer closes and locks properly. Persistent drafts, ice on the interior frame in winter, and condensation trapped between the panes all point to a failed unit rather than a repairable one. Difficulty opening a window is a safety issue where the opening serves as bedroom egress.

Can I install a storm door over a new entry door?

No, a storm door should not be fitted over a new entry door, because trapped solar heat builds up between the two panels and can warp the door or damage the finish. This applies to both steel and fibreglass units. If you want the extra draft protection a storm door offers, tell us at the consultation and we will address it through weatherstripping and sill adjustment instead.
