Georgina homes we work on

Georgina runs along the south shore of Lake Simcoe and takes in Sutton, Jackson's Point, Pefferlaw, Udora and Keswick. The defining feature of the housing stock is that a large share of it began as seasonal cottages and was converted to year-round use, often gradually and often without ever being brought up to the standard of a house built for winter.

Sutton has an older village core with 19th-century buildings. Jackson's Point retains resort-era architecture from its years as a lake destination. Between and around them are decades of infill, plus recent subdivision growth.

The conversions are where the interesting work is: single-glazed windows, uninsulated walls behind them, and openings framed for a building nobody expected to heat in February.

What Georgina’s climate does to windows and doors

Lake Simcoe governs the weather here. Through late autumn the open water drives humidity and wind onto the south shore; through winter the lake freezes and the shoreline takes hard, dry wind straight across the ice with no obstruction whatsoever.

That mid-winter ice wind is the specific load Georgina windows have to handle, and it is why lakefront properties here need different specification from a house two kilometres inland.

Ice and freeze-thaw also work hard on the masonry and frames of older shoreline buildings.

Styles that suit Georgina

On lakefront elevations we specify casement windows, and the reasoning is not marketing. A casement sash compresses into the frame on all four edges; a slider has a running clearance that wind will find. On the ice-wind side of a Lake Simcoe house that difference is felt daily.

Cottage conversions need the whole envelope thought about, not just the glass. We will point out where new windows alone will not fix what you are actually feeling.

Where a shoreline home has a wide view wall, a fixed picture unit flanked by casements keeps the view and seals better than a bank of sliders.

Permits and approvals in Georgina

Like-for-like replacement requires no permit; structural work goes through the Town of Georgina.

Shoreline properties are the local complication. Lake Simcoe Region Conservation Authority regulates development near the shoreline and within flood-prone areas, which applies to additions and new openings rather than replacements. On converted cottages, the more common issue is that an existing bedroom window does not meet the egress requirement, something worth discovering at the measure rather than during a resale inspection.

Do I need a permit to replace windows in Ontario?

No building permit is required to replace a window in its existing opening at the same size. A permit is needed when the opening is made larger or smaller, when a new opening is cut, or when the work affects a structural header. Heritage-designated properties have their own approval process. We flag any opening that needs a permit during the in-home consultation, before quoting.

Can windows be replaced in winter in Ontario?

Yes, windows can be replaced through an Ontario winter. Installers work one opening at a time, so the house is never broadly open to the cold and each room is exposed for well under an hour. Modern sealants and foams are formulated to cure at low temperatures. Winter is often the fastest time to book, since demand drops after the autumn rush.

What happens during a free in-home consultation?

We measure every opening, check the condition of the existing frames and sills, and talk through which window or door styles suit the house. You see the actual product samples, colours and glass options rather than a catalogue. You leave with a written quote covering product, installation and disposal. There is no obligation and no deposit taken at the visit.
