East Gwillimbury homes we work on

East Gwillimbury is a collection of distinct communities rather than a single town: Holland Landing, Sharon, Queensville and Mount Albert, each with an older core and a ring of recent construction. Sharon holds the Sharon Temple, a national historic site, and the older housing around these cores runs from mid-19th century farmhouses through early 20th-century village stock.

The town has grown extremely quickly in the last decade. Large tracts of new detached housing now sit on ground that was farmland, and those homes are only now approaching their first maintenance decisions.

Working farm properties and converted farmhouses remain across the rural balance of the township.

What East Gwillimbury’s climate does to windows and doors

This is some of the most exposed residential ground we work on. East Gwillimbury sits on the flat plain running down toward the Holland Marsh, with almost nothing between a house and the wind for kilometres. New subdivisions built on former fields have no windbreak at all.

The marsh raises humidity through the shoulder seasons, and winter here is firmly a northern-York-Region winter, more snow than Newmarket, and appreciably more than Toronto.

Styles that suit East Gwillimbury

Exposure drives everything. Casement windows on any elevation facing open ground, because a compression seal is what resists wind-driven rain and a sliding sash cannot. Low-E with argon throughout, without exception.

Farmhouse openings need units built to the measured opening, and thick masonry walls change how the frame is set and finished.

For rear entrances, a sliding patio door handles wind better than a hinged panel, which catches gusts on an exposed rural lot in a way that is genuinely awkward to control.

Permits and approvals in East Gwillimbury

Same-size replacement needs no permit. Enlarging an opening or affecting a header requires one from the Town of East Gwillimbury.

Sharon holds the Sharon Temple, a national historic site, and there are designated heritage properties across Holland Landing, Sharon and Mount Albert. The town falls within Lake Simcoe Region Conservation Authority jurisdiction, and land near the Holland Marsh carries additional regulation for structural work. Farmhouse projects are worth checking against designation before the elevation changes.

Questions

East Gwillimbury homeowners ask us

Read all 20 questions homeowners ask →

Why is there condensation on my new windows?

Condensation on the interior glass means the indoor humidity is higher than the glass surface temperature can support, not that the window has failed. New windows seal a house far more tightly than the ones they replace, so moisture that used to escape through leaks now stays inside. Running bathroom and kitchen fans and lowering the humidistat in cold weather resolves it. Moisture sealed between the panes is a different matter and is covered.

How long does window installation take?

Most whole-home window replacements are finished in one to three days. A single window typically takes 45 to 90 minutes from removal to trim and cleanup. The size of the job, the number of openings and whether exterior capping is involved set the pace. We confirm the schedule when you approve the quote, and the crew cleans and removes all old units before leaving.

How much disruption should I expect during installation?

Expect one or two openings to be affected at a time rather than the whole house. We work opening by opening, so each room is exposed for well under an hour while the rest of the house stays sealed and heated. Furniture near the window needs moving back about a metre and blinds or curtains taken down. Floors are protected and the site is cleaned before the crew leaves each day.
