Bradford homes we work on

Bradford West Gwillimbury has an older core on the rise above the Holland Marsh, with late 19th and early 20th-century buildings along Holland Street, and substantial subdivision growth from the 1990s onward spreading north and west of it.

The newer housing is conventional detached two-storey brick, built quickly and in volume, and the earliest of those phases are now at the age where first-generation sealed units fail.

Farm properties and farmhouses sit through the surrounding township and down into the marsh, where the building conditions are quite different from the town above.

What Bradford’s climate does to windows and doors

The Holland Marsh is drained, flat, treeless agricultural land, and Bradford sits directly above it. Wind crosses that expanse without a single obstruction, and the west and north elevations of Bradford houses take a load that has to be seen to be believed on a February afternoon.

The marsh also drives humidity. Through the growing season and the shoulder months, moisture off that ground raises ambient humidity noticeably, and homes just above it feel it in condensation on the coldest glass.

Bradford also sits at the southern edge of the Simcoe snow belt and gets more accumulation than York Region immediately south.

Styles that suit Bradford

This is casement country. Casement windows on every exposed elevation, because the compression seal is the only thing that reliably keeps wind-driven rain and snow out of a frame under that kind of pressure.

Low-E with argon throughout, and careful attention to air-sealing the cavity around each frame, on an exposed site, the gap around the window matters more than the window.

Steel entry doors with an adjustable bottom sweep suit this exposure well, and the sweep can be re-tuned as the house settles.

Permits and approvals in Bradford

Replacement in the existing opening needs no permit. Structural work requires one from the Town of Bradford West Gwillimbury.

The Holland Marsh below the town is regulated by the Lake Simcoe Region Conservation Authority, and properties on or adjacent to marsh land carry additional requirements for structural changes. For houses on the rise above it, the practical issue is not approvals but exposure: on that wind loading, how well the cavity around each frame is air-sealed matters more than which window goes into it.

Questions

Bradford homeowners ask us

Read all 20 questions homeowners ask →

Why is there condensation on my new windows?

Condensation on the interior glass means the indoor humidity is higher than the glass surface temperature can support, not that the window has failed. New windows seal a house far more tightly than the ones they replace, so moisture that used to escape through leaks now stays inside. Running bathroom and kitchen fans and lowering the humidistat in cold weather resolves it. Moisture sealed between the panes is a different matter and is covered.

How long does window installation take?

Most whole-home window replacements are finished in one to three days. A single window typically takes 45 to 90 minutes from removal to trim and cleanup. The size of the job, the number of openings and whether exterior capping is involved set the pace. We confirm the schedule when you approve the quote, and the crew cleans and removes all old units before leaving.

How much disruption should I expect during installation?

Expect one or two openings to be affected at a time rather than the whole house. We work opening by opening, so each room is exposed for well under an hour while the rest of the house stays sealed and heated. Furniture near the window needs moving back about a metre and blinds or curtains taken down. Floors are protected and the site is cleaned before the crew leaves each day.
