Bolton homes we work on

Bolton is built into the Humber River valley, and the topography defines it. The old core along Queen Street sits on the valley floor around the former mill, with 19th-century buildings and older housing on the flat. The subdivisions built from the 1970s through the 2000s climb the valley sides, so a great many Bolton homes sit on genuine slopes with substantial grade change front to back.

That hillside stock is mostly two-storey brick and backsplit housing, and a good deal of it has walkout basements with full-height glazing and patio doors at the lower level.

Caledon's largest community, Bolton is surrounded by the rural township on all sides.

What Bolton’s climate does to windows and doors

The valley creates real microclimate differences within the town. Cold air drains down the Humber valley and pools on the valley floor, so the old core runs colder overnight than the houses on the ridge above it. Humidity is consistently higher near the river.

Homes on the upper slopes and ridge tops are the reverse case, warmer overnight but far more wind-exposed, with long fetches across the surrounding farmland.

Bolton sits high enough to get appreciably more snow than Toronto, and the hillside streets hold it.

Styles that suit Bolton

Ridge and upper-slope properties take casement windows for wind resistance. Valley-floor properties need attention to humidity, since a newly sealed house near the river will show condensation before a hilltop one does.

Walkout basement levels are worth specifying properly. A lower-level sliding patio door handles snow banked against it better than a hinged unit, which matters on a slope where snow slides down against the wall.

Basement openings above grade at the front and below grade at the back is a common Bolton situation, and it means hoppers on one side and standard units on the other.

Permits and approvals in Bolton

Same-size replacement needs no permit; structural changes go through the Town of Caledon.

The Humber valley through Bolton is Toronto and Region Conservation Authority regulated land, which applies to additions and new openings rather than to replacements. The steep grades are the practical factor: on a hillside lot with a walkout, the lower level often has full-height glazing and a patio door taking snow that has slid down against the wall, and that changes what we would specify there.

Questions

Bolton homeowners ask us

Read all 20 questions homeowners ask →

How do I know when it is time to replace my windows?

Replace a window when the sealed unit has fogged, the frame has rotted or warped, or the sash no longer closes and locks properly. Persistent drafts, ice on the interior frame in winter, and condensation trapped between the panes all point to a failed unit rather than a repairable one. Difficulty opening a window is a safety issue where the opening serves as bedroom egress.

Can I install a storm door over a new entry door?

No, a storm door should not be fitted over a new entry door, because trapped solar heat builds up between the two panels and can warp the door or damage the finish. This applies to both steel and fibreglass units. If you want the extra draft protection a storm door offers, tell us at the consultation and we will address it through weatherstripping and sill adjustment instead.
