Barrie homes we work on
Barrie wraps around Kempenfelt Bay and has grown in every direction from a compact 19th-century core. The downtown and Allandale hold Victorian and Edwardian stock, some of it substantial, with tall narrow openings and original divided-light patterns. Around them, Ardagh Bluffs, Holly, Painswick and Innis-Shore represent successive waves of subdivision building from the 1980s through the 2010s.
Bayfield Street and the older residential streets north of the bay contain a good deal of 1950s through 1970s housing, much of it now on its second set of windows.
Waterfront and near-waterfront properties along the bay are a category of their own, with large glazed areas oriented at the view and directly into the weather.
What Barrie’s climate does to windows and doors
Barrie is a snow-belt city and the difference from the GTA is not subtle. Georgian Bay squalls track southeast across Simcoe County and drop snow on Barrie in quantities Toronto simply does not see, and the season runs longer at both ends.
Kempenfelt Bay adds its own load. The bay runs roughly east–west, and wind funnels along it onto the shoreline neighbourhoods with considerable force. Homes facing the water take wind, driven snow and, in the shoulder seasons, driven rain.
Deep frost and repeated freeze-thaw work hard on the joint between a window frame and its opening.
Styles that suit Barrie
Casement windows are the default recommendation for exposed Barrie elevations, and especially anything facing the bay. The compression seal is what keeps driven snow out of the frame.
Low-E with argon fill throughout is not an upgrade to consider in Barrie; it is the baseline for a house that has to hold heat through a long winter.
For rear access, a sliding patio door is the practical choice, because it still operates with a heavy snow load banked against the outside. A garden door that swings outward does not.
Permits and approvals in Barrie
Same-size replacement needs no permit. Enlarging an opening or altering a header requires one from the City of Barrie.
Barrie has designated heritage properties downtown and in Allandale subject to review for alterations. The city spans two conservation authorities, Nottawasaga Valley to the west and Lake Simcoe Region to the east, which matters for structural work near watercourses and along the Kempenfelt Bay shoreline. Neither affects a straightforward replacement.

Do I need a permit to replace windows in Ontario?
No building permit is required to replace a window in its existing opening at the same size. A permit is needed when the opening is made larger or smaller, when a new opening is cut, or when the work affects a structural header. Heritage-designated properties have their own approval process. We flag any opening that needs a permit during the in-home consultation, before quoting.
Are ENERGY STAR windows worth it in Ontario?
Yes, ENERGY STAR qualified windows are certified to perform in Canada's climate zones, and they make the biggest difference in older homes with single-pane or failed double-pane glass. Low-E coatings and argon fill cut radiant heat loss in winter and solar gain in summer. Comfort improves immediately, particularly the cold draft near seating placed against an exterior wall.
Do you take the old windows and doors away?
Yes, removal and disposal of the old units is included in the quoted price. The crew takes the frames, sashes and glass off site the same day rather than leaving them stacked in your driveway. Old aluminium and vinyl frames are separated for recycling where the material allows. Nothing is left for you to arrange or pay for separately afterwards.
