Angus homes we work on

Angus sits in Essa Township beside CFB Borden, and the base has shaped the community. A significant share of the housing is relatively recent detached subdivision stock built to serve base personnel and commuters, alongside older village housing along the Nottawasaga River.

The newer subdivisions are conventional two-storey brick on modest lots, built from the 1990s onward, and the earlier phases are now reaching the point where original windows and patio doors need replacing.

Older properties along the river and through the surrounding township include farmhouses and postwar rural housing.

What Angus’s climate does to windows and doors

Angus is squarely in the Simcoe snow belt. Georgian Bay squalls track across this part of the county regularly through winter, and Angus receives heavy, sustained lake-effect accumulation, considerably more than Barrie, and in a different league from the GTA.

The Nottawasaga valley adds humidity and cold-air drainage for properties near the river. Elsewhere the ground is flat and open, and wind crosses it freely.

The practical consequence is a long heating season with sustained low temperatures, which is exactly the condition under which a poor air seal around a window frame costs the most.

Styles that suit Angus

Low-E with argon fill throughout is the baseline here, and casement windows are the right choice on exposed elevations for their four-edge seal.

Snow load makes door choice practical rather than aesthetic. A sliding patio door still opens with snow banked against it; an outward-swinging garden door needs to be dug out first, which is worth knowing before you choose one.

Basement openings need hoppers, and window wells in this snow depth need their drainage checked.

Permits and approvals in Angus

Like-for-like replacement requires no permit. Structural changes go through the Township of Essa.

Properties along the Nottawasaga River fall within Nottawasaga Valley Conservation Authority regulated area for structural work. The more relevant local consideration is snow: at Angus accumulation levels, basement window wells need their drainage checked as part of the job, because a well that fills and freezes will push against a new frame all winter. We look at that at the measure.

How long does window installation take?

Most whole-home window replacements are finished in one to three days. A single window typically takes 45 to 90 minutes from removal to trim and cleanup. The size of the job, the number of openings and whether exterior capping is involved set the pace. We confirm the schedule when you approve the quote, and the crew cleans and removes all old units before leaving.

How do I know when it is time to replace my windows?

Replace a window when the sealed unit has fogged, the frame has rotted or warped, or the sash no longer closes and locks properly. Persistent drafts, ice on the interior frame in winter, and condensation trapped between the panes all point to a failed unit rather than a repairable one. Difficulty opening a window is a safety issue where the opening serves as bedroom egress.

How much disruption should I expect during installation?

Expect one or two openings to be affected at a time rather than the whole house. We work opening by opening, so each room is exposed for well under an hour while the rest of the house stays sealed and heated. Furniture near the window needs moving back about a metre and blinds or curtains taken down. Floors are protected and the site is cleaned before the crew leaves each day.
